Purchase real estate or buy a reit? Vanguard Reit VNQ

I’ve been watching the real estate bubble pop in my neighborhood and have gone back and forth over the pro’s and con’s of owning investment real estate and whether now is the time to jump in. Lot’s of capital and time are not what I have at the moment. I’ve decided to take a hand’s off approach and invest in a REIT. A real estate investment trust can give me the exposure to real estate, but without the headaches of tenant issues and large amounts of capital exposure. I chose the Vanguard Reit (VNQ) as it has a yield of 5.0 % and is invested in some top name Reits like Avalon Bay, Vornado, Simon, and Public Storage. A low fee was also a wonderful plus.
